Whether you are buying or selling real estate, you are probably going to be on the search for qualified Birmingham real estate agents to represent you in the home buying or selling process. There are many different steps you should take to help you make sure that you pick the right one, including talking to references, checking licensure, and more.
Talk to Referrals and Previous Clients
One smart thing to do when researching agents is to talk to some of the agent?s recent clients. You should ask any agent you are thinking about working with for a list of clients they have worked with in the past year to help you determine what homes they sold or bought and the difference between the list price and what the home ultimately sold for. If you are given names and numbers of referrals, make sure to call several of the referrals. Ask about whether the agent delivered on what was promised, if the customer would consider working with the agent again, and if the agent was proactive in helping them find a home or selling their existing home.
Check for Licensure
Make sure that any potential real estate agent is properly licensed. Some states include this information in online databases, and some states will even have information regarding any disciplinary actions against the agent. If your state does not have such a database, or you are unsure, you have the right as a consumer to ask for copies of the agent?s current license.
Search Current Listings
One other thing you want to do is to search through the real estate agent?s current listings. Determine whether the agent is effectively presenting his or her current listings in a clean and impressive way. If their current listings include tours set to music or bright pictures taken with a professional grade camera, you are more likely to use that agent than an agent whose listings include just a few very dim photos that do not highlight unique features.
Look at Credentials
Research the credentials of each of the Birmingham real estate agents prior to committing to one. There are many agents who specialize in certain areas, such as short sales, representing buyers, high-end real estate, and even in representing senior clientele. A real estate agent who has additional credentials such as national awards recipients, and/or board certification may be credentials that can make a big difference when selecting your real estate agent.
